Our architects and engineers comply with Client’s requirements and develop the most suitable design. Once the design is finalized, our design and construction teams work together to ensure smooth project progress.


Permits and approvals Permits and consents necessary to allow the project to proceed should be obtained prior to construction. Our services may include permits or approvals required and the preparation of submissions to obtain these on behalf of the client. The actual extent of services required will be dependent on the nature of the project and should be discussed between the client and the consultant.

Meeting with local authorities When appropriate, we will answer queries relating to the design with the appropriate authorities. If needed, we will prepare copies of calculations for lodging.

Developed design The scope of each component in the design is clearly defined and coordinated. This may involve production of detailed information, including sketch details of all significant components and their interrelationships. The developed design phase is where the individual technical experts prepare the necessary documentation to define the scope of all building elements. In the absence of a feasibility study, the extent to which alternatives are evaluated and the standard of documentation required should be specified.

Alternate plans and value engineering It is a creative, organized effort, which analyzes the requirements of a project for the purpose of achieving the essential functions at the lowest total costs (capital, staffing, energy, maintenance) over the life of the project. Through a group investigation, using experienced, multi-disciplinary teams, value and economy are improved through the study of alternate design concepts, materials, and methods without compromising the functional and value objectives of the client.

Preparation of schedules, quantities and costs Most projects require detailed schedules of quantities prepared in accordance with recognized methods of measurements to reduce the cost to the contractor of tendering and to provide for effective cost control during construction.

Design management Design management may overlap with some of the design processes listed above and include the coordination of design and documentation provided by all the disciplines involved, the chairing and taking the minutes of regular project meetings, administration of the design delivery programme, and managing information flow to and from the client. Responsibility for the design management role needs to be confirmed and formalized at the start of the project and the scope of this role either included in the consultant’s service or defined separately.

Design preparation Services include the selection of the appropriate management tools and preparation for the project of the design and/or construction programme.

Management of resources Services include the coordination and direction of resources, including labor, for the project. These may include advanced ordering or reservation of materials, obtaining licenses and permits, and the submission of returns for labor and materials.

Design monitoring and coordination Services may include the monitoring and coordination of progress of the various parties involved in the project, reporting on progress and recommending actions to correct deviations from programme.
